MGM Springfield & Davenport Companies

Form + Place worked with MGM and their development partner Davenport Companies to develop an integrated master plan for the Springfield’s downtown core area surrounding the casino. The plan included studying the repositioning of numerous parcels along the Main Street corridor as well as the rethinking of pedestrian connections to a revitalized Connecticut River waterfront and the Basketball Hall of Fame.

Along Main Street, Form + Place and Davenport worked with local landowners to help them re-envision the mixed-use potential of their properties as well as real estate brokers such as CBRE, who were looking to breathe new life into Tower Square, an urban mall with unique connections to Monarch Place and CityStage.

In collaboration with Copley Wolff Design Group, F+P also did a series of studies designed to reconnect the downtown to the Connecticut River Waterfront - a link which, as in so many cities across the United States, was severed by an elevated highway. Working with Springfield’s Parks and Recreation Department, the waterfront was designed to accommodate a new public realm with seasonal programming focused on art and active recreation, as well as a potential new boathouse hearkening back to the riverfront of old.
