MGM’s new $960M casino development in Springfield, Massachusetts is more than just a new gaming venue, it is the definition of a catalyzing project, anchoring revitalization efforts in the downtown core. Surrounding the casino are numerous entertainment and cultural attractions, including a new open-air performance venue positioned between two historic structures – the State Armory Building and the landmarked First Spiritualist Church.

Working with Newton-based architecture and planning firm Form + Place, MGM Springfield and its local development partner, Davenport Companies, implemented the design team’s recommendation to turn retail and entertainment venues “outward” to engage Main Street. While traditional casino design is often ringed by inward looking retail and restaurant leases, designed to capture the enthusiastic gamer, the strategy in Springfield was to create a new outdoor public realm and promote synergy with the larger urban context. A defining element of the new open space is an overhead framework of trusses intended to recall the Armory shed building that was destroyed by the 2011 tornado that cut through the heart of the downtown.
