This historic mill property is an ever-evolving mixed-use campus comprised of 2.0 million square feet of residential, office, retail, hospitality and R&D space. With a vision for creating a thriving walkable district along the Merrimack River, the site needed a phasing and placemaking strategy that would accommodate adequate parking and a new public realm that could be a focal point for the development. Form + Place’s master plan integrates numerous out-parcels along Merrimack Street, creating a gateway to the campus that addresses connections to the surrounding city fabric, including the adjacent multi-modal train station. 

Key programmatic additions to the project include a 20-story signature mixed-use tower, multiple parking decks integrating roof top green space and sports fields, a boutique hotel and a placemaking strategy that integrates retail and other engaging uses.
